Ann Arbor Commercial Real Estate Update: State Street Retail Redevelopment

In the works since the fall of 2007, First Martin is close to receiving necessary city approvals to proceed with the redevelopment of 3965 S. State, formerly known as Enzo’s Sports Bar. The plan is to gut the building, redo the façade, and add storefront windows typically found in a multi-tenant retail center. In addition, careful attention will be paid to the smaller details of the site (landscaping, site lighting, and signage) calling cards of any First Martin development. Originally developed in 1977 by First Martin, the site was the third ever PUD in the City of Ann Arbor. At that time, in addition to the restaurant, the plan called for an additional 10,000 sf office building which was never built. In 1977 Great Lakes Steak Company was the original occupant and thrived at the location well into the 80’s as one of the community’s original franchise steakhouses. Followed by a series of restaurant bars (Tripper’s, Gallagher’s, and finally Enzo’s), the site never regained its former glory. We’re excited to renovate the corner and envision a brighter tomorrow for what is Ann Arbor’s main gateway from the South.
